Where the data comes from
The market figures Ubikala publishes (reference prices, cost per square meter, price bands and supply counts) are built from public, active listings in the Dominican real estate market, collected continuously between 2024 and 2026. They are not appraisals or closing prices: they are asking prices published by advertisers on live listings.
Before computing any indicator, listings go through a cleaning process: duplicates are removed, currencies are normalized to US dollars, and extreme outliers that would distort the aggregates are discarded.
How we calculate
- Reference price: we use the median, not the average. The median is the listing right in the middle: half the supply costs less and half costs more. Unlike the average, it is not skewed by one luxury villa or one cheap lot.
- Price band: the range between the 25th and 75th percentile — where the central half of the supply concentrates.
- Cost per m²: median of price divided by built area, computed only on listings that publish both figures.
- Estimated annual return: median monthly rent × 12, divided by the median sale price of the same area. It is a gross rent-to-price ratio; it does not include expenses, taxes or vacancy.
- Active supply: count of live listings in the area at the time of analysis.
How to read the figures
Our figures describe what the market is asking today, not what a specific property is worth. Use them to compare areas, place a budget within the market and spot out-of-range prices — not as a substitute for a professional appraisal or a negotiation.
We deliberately use approximations in our copy ("around US$260,000"): the market moves week to week, and an exact figure would convey a precision no listing aggregate really has.
Limitations
- These are asking prices, not closing prices: final transaction prices are usually negotiated below the published figure.
- In areas with little active supply, medians have lower statistical depth and can shift more between updates.
- The mix of listed properties affects aggregates: an area where mostly luxury villas are listed will show higher medians than its typical home.
- The estimated return is gross and indicative; never use it as the sole basis of an investment decision.
Update frequency
Market page indicators are recalculated continuously over live listings. Price guides and FAQs with figures always state their reference date (for example, "as of July 2026") and are reviewed quarterly.
